Legal advice for tenants

If you are a tenant, legal advice regarding your lease and your relationship with your landlord can be obtained from a landlord and tenancy solicitor. Legal advice for tenants can include information on both your rights and your responsibilities under a lease.

As a tenant, you have certain responsibilities and obligations, most of which will be set out in the lease. Obligations found in a lease usually include the obligation to pay the agreed amount of rent on time, and to take proper care of the property. A property solicitor will be able to give you further legal advice on tenant obligations. If you breach a term of the lease agreement, your landlord may have the right to evict you from the property.

At the same time, tenants have certain rights wen they lease a property. They have the right to enjoy the quiet use of the property without interruption from the landlord. This means that if a landlord needs to access the property in order to make repairs, they must alert the tenant and arrange a time that is suitable for the tenant. Landlords are not at liberty to access the premises unannounced.

Landlords are able to evict a tenant only for specific reasons. However, even if the eviction is for a valid reason, they must conduct the eviction in a lawful way. If a landlord wishes to evict a tenant, they must issue a notice to evict that informs the tenant of the legitimate reason for their eviction. If the tenant does not vacate the premises, the landlord is not allowed to forcibly remove them. It is illegal for a landlord to remove their possessions, or to harass them. They must obtain a possession order from the court and court bailiffs will then evict the tenants.

Legal advice for tenants is important if you are in dispute with your landlord. Whether the dispute is minor or major, legal advice for tenants can be obtained from a landlord and tenancy solicitor.
