Instructing a conveyancer to assist your property transaction is a wise move as they offer expertise and experience in property law and will help the sale move quicker. There are some people who choose to undertake the legal aspect themselves as they do not want to spend money on conveyancing fees. However, this is a risky move, particularly for those with no prior property experience. Conveyancing is a long and complex process which involves juggling many tasks within strict time limits. Missing a window to return a form to the Land Registry, for example, could result in undue delays and could even lead to the collapse of the sale.

So what is conveyancing and why should you spend money on conveyancing fees as part of a sale? Conveyancing is the act of dealing with the legal aspects of a property transaction and includes several tasks such as physical searches, title inspection, dealing with stamp duty land tax, liaising with mortgage lenders and arranging contracts, to name a few. Many of these duties require specific methods to be performed and therefore expert knowledge is essential. As mentioned above, avoiding conveyancing fees by undertaking the work yourself could result in you losing more time and money if mistakes are made.

One misconception that is sometimes held is that conveyancing fees are overpriced. This may be the case if you have been recommended a conveyancer by, for example, an estate agent who could be charging extra commission. There are also a number of different types of conveyancer out there; some are general solicitors who also practice property law whereas some are licensed conveyancers with extra qualifications who may charge more. Both types are as experienced and learned as the other to deal with any conveyance, however licensed conveyancers are usually more suitable for large or complex property transactions.
